Co-Hosting - How to Choose a Co-Host for Your Airbnb

A good co-host is an operator you can hand the keys and the inbox to without checking in twice.

Co-hosting is one of the most underutilized tools in a short-term rental host's toolkit. Whether you're scaling your portfolio, traveling frequently, or simply burning out on day-to-day operations, a trusted co-host can be the difference between a business that runs you and one that runs itself.

What Does a Co-Host Actually Do?

A co-host handles the operational side of your rental: guest communication, coordinating cleaners and maintenance, managing check-ins and checkouts, handling issues in real time, and sometimes pricing and channel management. The scope depends entirely on your agreement, but the goal is always the same. Keep the property running smoothly so you don't have to.

Local Knowledge Is Non-Negotiable

Your co-host needs to be local, or at minimum have a strong local vendor network. When a guest is locked out at 11pm or a pipe bursts on a Sunday morning, you need someone who can physically respond or dispatch help within the hour. A remote co-host without local connections is not a real solution.

Look for Hosting Experience, Not Just Willingness

Many people offer co-hosting services without having ever managed a short-term rental themselves. Always ask for references, look at their track record, and ideally find someone who has managed properties similar to yours in your market. Experience with your specific platform, whether Airbnb, Vrbo, or direct booking, matters too.

Define the Scope and Compensation Upfront

Co-host arrangements typically range from 10 to 25% of revenue, or an equivalent flat monthly fee, depending on the scope of work. Get everything in writing: what they're responsible for, how communication works, how they're paid, and what happens if the arrangement ends. Ambiguity in co-hosting relationships leads to operational gaps and disputes.
